It could have framing that isn't up to code under it or plaster that's been furred out or even suit from fire damage (I've seen it).

I will seriously consider some of your (and Bohemiana's) suggestions for AFTER closing.Why throw paint on your date's fur coat BEFORE the dinner and movie (even if your first impression does not look promising)?

@Zack Lofton thanks - in 9 days we got the roof done on house and shed, back addition prepared for siding, soffits removed, inside demo complete, fence removed, all new doors and windows removed, furring strips put up alongside the house and siding started on the sides.

You typically have to go to a spray foam because it has the highest R-value to the thickness, and even then you're typically furring out the ceiling below to make room for the insulation.
