With the numerous investors on this forum they have done this to, it is probably just the tip of the iceberg. 

The only time that rule can be broken is if the equity or ARV offers you a big chunk of equity/cash but looks like your purchase was turnkey or already fully renovated.

If you have any lender recommendations in that area or any tips on how to vet them, I’d really appreciate it!
