Now that I feel I have decent knowledge base I am excited to start meeting other investors and developing relationships to help take me to the next level.I am 31 years old, married with 2 small kids, and work as a Physical Therapist overseeing a clinic in the west suburbs of Chicago. 

There is even a Centro de Salud (health clinic) for minor health emergencies.

There are a ton of ways to get business, and everybody excels at different things, Maybe you love presenting, then buyer's or seller's education clinics can get you tons of contacts and leads. 

I figure that since the property is a short drive to University Circle, Cleveland Clinic, and very close to universities, it may not be a huge drawback.

I suggest put your emotions and your plan aside for a minute, be clinical and counter the offer with your preferred price. 

@Jessica Zolotorofe I have two physicians and a prosthetics clinic as tenants currently and several empty medical offices I'm trying to lease.

Me: I am a traditional Chinese Medicine doctor + clinic owner, surfer, world traveler, and mama (/servant) to an especially lovely Kelpie pup.

A lot of new construction going on.  5 years ago people said I was crazy to buy around the Clinic, well, now trying finding a bad house, tremendous amount of new construction,  again stats and books mean nothing, seeing and doing is what really matters.

Cleveland has world-class: orchestra, theater, museums, heath-care ( Cleveland Clinic and University Hospitals ), top-ranked universities/colleges (Case Western Reserve, Cleveland Institute of Art), multiple Fortune 500 companies.

A bit of background:  My wife works at Stanford Hospital and recently became a Clinical Assistant Professor.
