Don't overestimate AVR (after repair value) Use comps (similar, recently sold homes in the same area) within 0.5–1 mile, same size & style.

Half is zoned commercial and half residential, but I want to buy the landlocked residential portion.

We're located 1/2 mile from Nationwide Children's Hospital so all the more curiosity on how people are faring in the furnished MTR space. 

Rural lands especially pre google earth etc was and is a specialty it was a waste of time to list them Other agents could not even find most of these parcels 10 to 40 miles back in the national forests on dirt roads etc etc..

I am about an hour an half away from Bakersfield and have made about 5 trips up there since the beginning of April..
