We’ve practice this with several other of our multi family clients and found that the most important factor in the rehab that enabled us to up the rents was to install wrought iron fencing, security cameras, new parking lot and key card access.

Trying to get someone out on Turkey Day would have cost you 3-4x as much and so I think it was reasonable to wait. 5 day turn around time with a weekend, holiday, and third party involved, not bad at all sir....3) Agree with previous post, will probably be outside of the scope.4) Unless there was an acute event which caused the leak, i.e. earth quake, flood, external damage, etc., my guess would be no.

The insurance is very low because we are outside of the need for earth quake insurance.

Currently looking for CARPENTERS, ELECTRICIANS, PLUMBERS, ROOFERS, DEMOLITION MEN, WROUGHT IRON WELDERS, TUCK POINTING / SIDING, PAINTERS, GRANITE, CONCRETE, IN GROUND POOL PERSON, CLEANING/DETAILING PERSON, ROOFERS (regular and wood) and possibly some others I'm missing.  

The house is between C / D but has a lot of updated features (42" wood cabinets, tile/wood throughout, granite counter tops, stainless steel appliances, wrought iron mechanical fence, and whole front unit is in great shape). 

We upgraded the plumbing system and installed wrought iron fencing and automatic driveway gates and secure access to improve safety.

We had to use a significant amount of our interior rehab reserves for installing wrought iron fencing for better security and invest in the dated plumbing system.

Another bonus for MN I was reflecting on recent, no natural disasters, like hurricanes, tornadoes, earth quakes, floods, etc, & Hennepin County has had extremely stable prices for a regionally expensive market as compared to the costal markets, Denver, etc.
