Most of the traditional methods are suspect now because technology has enabled lenders to uncover property transfers effortlessly and cheaply. 

BUT, we’ve had basically falling interest rates over the last 44 years and until recently, the technology wasn’t in place to easily detect deed transfers.

Once you pick the handful of companies that you like, you have to keep in an eye on new technology which threatens the businesses.For me it's:Microsoft, Facebook, Google have the strongest moats in their businesses.

On leasing and renewal fees, even with all the technology we have at our disposal, this is still a very important and tedious process.
