1 - closing costs both ends, holding costs, make sure to know costs of all POS items / reinspection's / what they could identify on future inspection, rental registration etc.2- As long as you are satisfied with the return I would3- If you can use hard money and use the cash for another deal at the same time or put it somewhere else to grow I'd do that.

I have them sign addendums to the lease that state how to treat areas of the home, ex: kitchen sink, no grease/food items (scrape your plate in the trash) toilet: only the 3 P's, no flushable anything, I even provide them 4 high quality AC filters and have them set a reminder on their phone.I like the phone reminder.

Hi I'm a GC and I use two programs on for bidding which is Joist you can itemize and create individual line items for clients, track expenses and sync to quickbooks (QB accounting software, and Buildertrend which I use for project management, gamut view schedules, payments, and gives access to my clients job progress you can upload photos there everything,  once job has been sold this also syncs to QB.
