My idea: in addition to shared laundry facilities in the basement, what if I also set up a small shared gym (a treadmill/ bike/ rower/yoga area, etc) and a flat screen TV or two and maybe a sofa?

I did think it was possible but I’m positive that my tenant is allowing his 10 year old son do the laundry and overload it with comforter blankets and clothes both at the same time :( Plus he does laundry every single day.

He is the first tenant in my newly -remodeled SFH with all new appliances. 1st month, he let me know that the closet shelves fell down when he hung up his clothes so he went to Home Depot and purchased materials to fix them.

The vent on the wall is simply to get some of the heat (and smoke) out; it's not required but that closet may get hot and damaged clothes (or not...).

I can't recommend the center agitator models they can damage clothes the vendor replaced that washer with the non center agitator model.
