I would not call it "succession planning" as I am not yet planning to turn into worm-food, but you have a good point in the sense that I am planning to slow down, semi-retire and only have the real estate to "play with".

My particular program is to only invest in class A in residential (I do b, c and even d in commercial), charge the tenant the high end of the scale, and fix immediately anything he wants that’s even semi reasonable.

Warzone  is IMO a nice, semi-politically correct term for an area where there are gang wars going on,  drugs, violence.. .yes, nice people do live there too, but it's a warzone because there is a war/struggle for power in the area, it's pretty accurate!

I want to try for #5 and possibly #6 as well, but I am not sure if I should stick to a turnkey route (which has all worked out REALLY REALLY well) or try to buy a semi distressed property to renovate a bit.
