Currently am in the military and deployed and upon comming home I want to be ready to start making deals. my first question is when sending direct mail, after I have found and area or neighborhood.

I was faced with this choice 18 years ago after rehabbing my first duplex and having some profits to deploy. 

Especially if they are going to do wholesaling or fix/flip.Even my business model, as easy as it is to replicate and deploy, requires some forethought and planning.

From how I interpreted your post the market conditions actually help you deploy an exit strategy in the event things don't workout?

The snap pack aka zip letters we deploy November to March and our response rate is nearly double.

It's figured returns based on current condition and cash deployed.

Like, it's crazy because I was in the Army and deployed to Afghanistan...but when it came to cold calling sellers, I got very anxious and it made me nervous.
