The roof will be replaced, the walls in both units currently have plaster, they will be drywalled and the ceilings need to be resurfaced.

You can get them resurfaced.

Hardwood and engineered scratch easy and will have to be resurfaced after a few years. 

Seal all asphalt, resurface all concrete, tuck-point masonry, patch & skim coat all stucko, bleach all siding, paint the trim and add fertilizer to make the grass greener.Establish a budget for your renewal project and keep going till you are out of budget.Good luck!

You might want to resurface the driveway if those cracks are as bad as they look in the photos.

There are these new "resurfacing" paints offered by most major brands, you get HORRIBLE coverage with them but they are pretty awesome.

Tenants asked to resurface tub but it turned out to be soap scum.

It's almost impossible, nowadays, to know ahead of time how much the resurfacing of a wood floor will cost, how much it will cost to repair the damage to the landscaping, how much the lawsuit filed by a bite victim will cost you, how much repacing a scratched up shredded cabinet will cost, same with doors, in order to be confident about having enough in the sec deposit to cover animal damage as well as damage the tenants caused.

One thing I have noticed is that if any house is left vacant for a while, its latent smells resurface.
