If you stay out of the major urban centers and concentrate on the further suburbs you will find all sorts of deals.

Some very smart marketing folks started looking at other markets and mid west deep south rust belt areas were what they concentrated on. buy the whole house for less than the down payment in the SF Bay Area or La .. 

Concentrate on location, buy where people will always want to live, no matter the market cycle. 

Once you "pick" your TK provider and by default the location you need to do A LOT of due diligence about the area - the nice thing is - once the area is identified you now have something specific to concentrate on and gather information.  

Flipping  existing homes to future landlords or to future home owners.. think what turkey companies do they are flippers concentrating on selling their flip to a investor6.

We would email and text back and forth and they would always say they would get right on with whatever the task is we were/are concentrating on accomplishing and then I feel no action would be done on their part.

These are very concentrated into pockets of neighborhoods.

It is solid, but the job market is too heavily concentrated in manufacturing for my liking.

I buy at a great price, concentrate on repairs that are first, regulatory (fire, electrical code), second, raise the rents to market max, and lastly,  just makes it prettier (landscaping, fencing, paving).  

Soon after going back and struggling in high school that I was smarter than most other college students and could resist all of the partying that went on and caused several friends from graduating because they could not resist that and concentrate on learning instead.
