Soft surfaces absorb and hold smell.

There will be the soft costs, like planning, permits, infrastructure, utility extensions, roads, etc..

I have done extensive research on the permitting process and all soft costs associated with predevelopment costs.I'm looking at $40k-$60k on predevelolment costs$100-$150 per sq ft for construction build.

I texted back that as a financial consultant, he should know that a criminal background/eviction check is a soft hit on the credit report and has no affect on his score....which we're not checking anyway.

I recently completed one, 800 sf, total price tag almost $300,000 for construction and soft costs, with a third-party general contractor handling the build. 

We can substitute that former line with really anything that generates profit, it's the latter part that we cannot substitute.I own soft assets, hard assets, and small businesses.

It is a reasonable price, and is the perfect soft tone grey that is agreeable with any trim and both gray and tan tones.
