Whatever approach one takes, there always a risk of deploying reserve capital to acquire.

I have around 350k liquid ready to deploy for buying land and securing a construction loan.

I sold a house earlier in the year, so I had $100k that I wanted to deploy. 

Rehab was done over the course of 2 years because I was in and out of deployments as well as living in it.

Their is so much $ sitting looking for good deployment at this very moment, hundreds of billions if not more in capital investment liquidity. 

Just like others would like to know what methods are you deploying to get the deals?

What I read here is a lot of people lashing out because it isn't easy for them, or it has not worked for them, or not working how they would like it to, well maybe ask WHY is it not working vs blaming the strategy, are you correctly deploying it?

Could that money be better deployed as a down payment on a rental? 

Therefore your highest and best use of your money is to deploy it rather than putting it into your properties for now.
