🤷‍♂️Love this post and what Scotty posted.Congrats on your success thus far.As much as I love real estate and business it never is passive and never will be totally passive unfortunately.There is always a risk component involved and a reliance on someone.There will always be that gut wrenching phone call that makes the stomach turn.It all come's down to how much is enough for someone to live a happy life.I unofficially retired at 28 and am back chasing now at 36.Parents and family are getting older and have a huge will and in a way pressure to retire my old man.A beautiful person and father.I've checked off mum and uncle from the list hahaFew more to go lolI am and always will be a "real estate guy" per se but a few years ago I asked myself this question:"How can I get the highest possible return, with the least amount of risk, without doing any work and without involving anyone else?"

IMO, the problem is not subject to per se; the problem is that there are now hordes of inexperienced, undercapitalized wanna be investors trying to buy homes “subject to “ with no idea or thought as to the consequences of a default.

Everyone can just point the finger at someone else.With a true turnkey model "one stop shop" per se, the penny drops with the turnkey provider and only they are to blame as most genuine turnkey providers will put their name and reputation behind their product/operation.Just my opinion.Thanks 

SE Mass is still crazy with people needing apartments.

NO we are as likely to se 30 years of rising rates.PS yes I was alive and receiving those rates on my savings!

Even before I tell my agent I want to go se the property I do my numbers, look at the comps and have a price on mind.

If so, I believe that IF you’re earning BIG BUCKS it’s probably from the SALE OF THE SYSTEM TO WHOLESALER WANNA BES, and not from wholesaling activity per se. it seems to me that someone who GETS RICH wholesaling would need a somewhat substantial organization to accomplish this.
