Hearing things other people couldn't hear, such as voices even when no one was around?

The tenant had a legitimate complaint, the landlord had an unavoidable delay in addressing the complaint, the tenant voiced frustration, they landlord felt uncomfortable, the situation escalated and the landlord ended up evicting a long-term never late tenant over a non-issue. 

Also others guidance above is sounds and please continue learning and find your “voice”.

Investors who take the "academic" approach are more likely to partner with you in the future if they decide to move on. 

I had fancy UC Berkeley online library access, so I did what anyone in that position would do and read all the peer reviewed academic literature on bed bugs written by people with Ph.D after their name (including pre-modern remedies that worked & still work), and over the course of a few months eliminated the infestation myself - chemical free.

I’m a RE investor in Ann Arbor, MI area, and have 5 doors so far (thanks to the BP podcast) and although I loved the typical Brandon and David show, I feel like I enjoy it more with @David Greene as the main voice (Sorry Brandon).

I have lived in places where I could hear conversations next door in a normal voice volume.
