.- Martel and Zest (Property Mananger / Rehab) do not communicate smoothly and go back and forth over who is responsible for what- Zest provides an odd insurance option that is not compatible with escrow (had to go find my own)- The title company used by Martel does not have the capacity to transfer the property to an LLC- Zest cannot seem to keep straight what post purchases charges Martel is still responsible for and what are mine- It's been 3 months and still no cashflow because of the accounting issues above.

that's not on from the first place... you should try one of the pm companies that run Turn key operation in KC, they will have teams that can do the work, the questions if they would have capacity or will to do yours if they don't make a profit at the front end.
