Roof, driveway, garage door, minor garage repair, furnace, windows, floors, kitchen, bathroom repairs, paint, electrical panel upgrade and all plugs are 2=prong, more circuits ran to the kitchen for electrical upgrade purposes, the plumbing is galvanized and needs to be updated to copper to pass inspection.

This wouldn't necessarily be a deal breaker, but I would definitely ask for the tax return.Let's see if @J Scott has anything to say here :)He has had this type of income in the past ...I would ask for tax returns...if he's a true professional, he reports his income and it's verifiable.
