The PM's charge a higher amount for rent ($1500 + $50 utility fee- 2 bedroom and tenants pay heat, electric and internet)  in our area than I expected and there were showings before I saw how the unit was that the prospective tenants passed on us.

Permits for electrical, plumbing, structural, new windows & doors.

Especially in older building or converted buildings from single family, we want tenants to have own electric meters and heat either electric or gas. 

The issues seem to be Baltimore Gas and Electric takes forever to do an inspection - 3 months sometimes. 

Tenants with food related storage and cleaning issues attract rodents and bugs. 

Target roles that stack skills, contacts, and a steady paycheck: maintenance tech for a property manager, assistant project manager or junior estimator with a GC, acquisitions assistant for a small investor-friendly brokerage, or apprentice in a licensed trade like electrical/HVAC.

I use licensed vendors who specialize in their trades (HVAC, plumbing, electrical, pool, etc.), and it’s worked really well for us.

So over the last year I dealt with houses with roofs with gaping holes in them, mold damage, rain damage, broken sewage pipes, stolen water heaters, an ancient electrical panel that had caught on fire, my grandmother's metal shed being stolen by a hoarder tenant, my dad also being a hoarder, and even some fun squatters.

During inspection we found mold, a roof that needed full replacement, and electrical issues.
