Generally, it does no good, in my opinion, to mislead people on what they are going to see. 

I've got high confidence it would fail, but I am biased in my belief it's maybe the best system out there for quality of life balanced with business, and presses a society in right ways. 

I need someone who does not charge retail price, but does a good job. 

The pricing is outrageously (at least compared to COMPETITIVE pricing) high, while the product or service is not good, and slow to adapt.  

They were all high entry cost compared to other areas of the country and lower ROI but my operational costs were very low due to quality tenant base.

As units turned over, I did quality renovations.

If you can find a property that is in need of a lot scrape or retrofit, but is in proximity to a grocery center with good access and visibility, their is likely several ways to "skin that cat" from a build to suit to a ground lease, etc.  

Buy a quality property in a good location, put enough down to make it break even or be okay with a couple hundred negative cash flow.
