We had reached a point in our portfolio size where spreadsheet tracking and then filing taxes became too heavy of a lift for everyone and the cost of doing our tax return was getting hefty as well.That said, has anyone had any success figuring out how to link property loans from bank online portal successfully into your Quickbooks?

Credit card transactions still have to be entered manually.We actually use QuickBooks Online (QBO) for our accounting since it gives us more flexibility and reporting options.I’d also love to see an in-app calling feature (right now it’s text only).More flexibility to create custom CRM statuses would be nice too.I haven’t tried many other platforms yet, but for now AppFolio covers most of what we need pretty well.

I once called the county clerks office and was on hold for 27 minutes only to be told I have the wrong extension. the call center representative then told me there’s no way to find the correct number online without being told directly. we then had a long chat about the numerous misdirected calls she's received for other depts facing the same issue. 

You can list it as "Coming Soon" which gets the property online visibility, but no foot traffic until your "open" date.

I would second the recommendation for quickbooks online.

In Alabama, pair online with on-the-ground: pull niche lists from your county data (pre‑foreclosures, code violations, probate, tired landlords), then work them with a simple weekly rhythm: call, text, mail, and drive for dollars to verify distress.

A lot of new supply hit the market recently.We’ve had a decent amount of new apartment construction come online over the last few years.
