Early in my investing career, I hustled HARD to pay down my mortage on my first rental property- I didn't make much money at my W2, but I could earn modest bonuses every month, so I focused on those and threw all of my bonus income at that mortgage without any real plan or strategy at all.However- once I had a chunk of equity and rates were relatively low- I think in the 4% range at the time, I did a conventional cash out refi and used that equity as down payments on TWO duplexes.
