The majority of 1-4 MF are in super expensive areas like Montrose, less desirable areas outside of town, or new developments which haven't proven their long term attraction.

Insane and super usary, but those loans are for the the dirtest of loans, often CLTV where the seller is messing with value and willing to hold paper, the deal seems very funny or what we call "Hairy".

The HELOC would be a first lien and would be minimal, so the rate would be super competitive and you'd be able to tap into for a couple years depending on the draw period.But go with the free option (0% credit card), just do not miss a payment because that will screw any future financing requests because it will tank your credit score.
