It's important that rents are accurate. using Zillow, RentCast, or other rental sites is a good start.

If you're asking it questions about a topic you aren't already an expert in then how could you possibly know if the answers are accurate?

Tough to give accurate advice without knowing more information but owning for 2 years and having some equity from the start may be enough for you to walk away with some cash.

Is there at least a chance that a contractor exists somewhere, somehow that operates with an efficiency to give them enhanced business capabilities, i.e. the capability to provide accurate estimates for under-contract properties? 

If they are marketing as a turn key STR they need to provide accurate financials (revenue + expenses (P&L)). 

You will not get accurate numbers from Zillow and Refin.Especially important, since you're out of state, you need a Realtor and/or Property Manager to handle this property for you.
