Only issue you may have is if the sellers is over their threshold for non Safe act transactions in a year.. but that's the seller issue in these deals.The State of CA right on its BRE website has a complaint button for agents to turn in folks who are selling properties they don't own  IE brokering without a license I suspect as this stuff gets so main stream ( because of all the perception of easy money and the way to get started to getting rich) the states will ( slowely of course) start to jump in here and hammer folks...

Lets just say that neither one ended well, with us having to evict 1 tenant 6 months after leasing their house back to them; and the other one actually passed away in the house due to medical conditions they were suffering a few months later.

Hey @Jules Aton, I buck the trend in that I do a custom kit with more things than most will have.In addition to the basics like band aids etc, I have both alcohol bottle plus wipes, peroxide, eye wash, little packs of antibiotic ointment, larger non stick pads, paper tape, medical tape, surgical scissors, forceps, tweezers, butterfly bandages, Surgifoam, plus more than I can remember.We are way out of town so I wanted to create a kit that has a ton of stuff that could treat many wounds.

Hello Kyle,When screening applications for the properties that I manage, I always look for:- Income of at least 3 times the monthly rent (verified through the employer)- Credit score of 580+- Rental verification with past landlords (no outstanding balances, no late payments, and the property left in acceptable condition)- No history of collections, evictions, or criminal offenses- No overdue debt (except medical debt)I have found this screening standard very helpful when finding tenants who pay on time and treat the property well!
