Which group, or which person, have you seen making such wild and irresponsible promises or guarantees to lead people to believe this?

So I got this deal in my hands and the lady want to only deal with me she have a villa that’s only a one bedroom one bath but the only comp you have for the villa is from 2023 what should I do need advice 

Met with lady who had for sale sign on condo that has sat on market for 120 days.

Stucco houses with tile roofs and desert landscaping.. in the mid west and deep south the yards will go wild with the summer rains etc. 

It truly all depends on a wild mix of factors: how well you find the deal, how tightly you manage the rehab, how fast you sell, and frankly, how lucky you get with the market on any given Tuesday.

They have family in the same building and I would rent it if the lady who was evicted (because of her sons) was not living there.
