My problem is my buyer's list is heavily weighted with full-time investors, and in order to make a profit I would need to find the people that want to buy a nice, new house in a good school district for around a 1% rent to purchase ratio (i.e. people with extra cash looking to put it into real estate for retirement purposes).

You will need a minimum of a 3/4 ton truck to pull them , I would get a dump trailer dual axel 12,000 lb capable of moving the equipment , also used for hauling . you will need DOT numbers on the truck since you are over 10,000 lbs combined gross vehicle weight , and a DOT physical for the driver .
