Hi Thomas, I am not an investor (yet) but i've rented homes before, and i love wood laminate as both landlord/tenant perspective. it looks like wood (but it isnt), its durable, its easy to clean (if you spill anything), the liquid doesnt seep into the material (as if its wood), its "cheaper" than wood. i have friends who bought close to half million dollar houses and installed actual wood in their house and hated it because the liquid would get absorbed to the wood and it would bend(?).

Priming over previously painted drywall is not necessary at all....as long as the paint is sound and sufficiently cleaned.The Whole purpose of priming is either to prevent a bare surface from absorbing the paint or to properly cover some glossy type surface so the paint adheres....unless you’re covering some type of stain/odor.How do you avoid this miscommunication in the future.....simple, scope of work would say prime in whatever areas you specify.....but priming over previous paint is Not typical, nor necessary.

@Rigoberto Torres Meza I would suggest spending 1-3 months learning everything you can about investing on your own absorbing as much from Podcast, forums, books,YouTube, etc… then jumping in and going for it, if you don’t feel comfortable at that point look into courses.

Seems like with demand where it is, even if there is a chunk of foreclosure activity that occurs in the next 6 months, the market demand is high enough to absorb it without dragging prices significantly.
