Thankfully I found BP, started reading the blogs, forums, listening to @Brandon Turner and @Joshua Dorkin on the podcasts and got myself motivated to get back into investing.All of that led to me finding my first private investor and then my first flip.

I have talked to the state a few times, and have been led to believe that stating they are PRIVATE funds is ok.

As a side benefit, whoever pays for water heating will also save money there as less water will need to be heated.Hey, while you're at it- make sure you have LEDs instead of incandescent or compact fluorescent bulbs in the common areas.

What has led to you believe that their data is significantly skewed and was it the paid version you have worked with in the past? 

Right now I've been reading books and listening to the BP podcasts which led me to the Buy & Hold strategy.

This led me to a complete remodel of the kitchen (wasn't a part of the original plan when I thought about holding as a rental) which turned out to be a good thing as the old cabinets were much worse than I thought they were originally. 

And because I don’t think that a lot of the education programs are a scam, and the one that I did was very helpful to my personal and business growth, I stand up for them and I welcome the angry mob that ensues and I pick them off one by one.Correcting misinformation is now one of the things I do in the forums frequently in order to help the newer investors who are being led astray by the almost new investors whose mouths are much bigger than their experience.
