Even an imperfect neighborhood on a train line with direct access to the city will be good as a rental.

Also, when you are ready to sell I can qualify buyers for you with a no money down loan, imperfect credit not an issue(I have a friend who is a Loan Officer) this will allow you to reach people who due to lack of money or credit feels they can't buy a home.

My stats are definitely imperfect and incomplete because of the way I gathered the data.

If I go on zillow, admittedly an imperfect source of data, and I filter for "Houses" (unchecked "Apartments" and "Land" etc.) in Berkshire County that are worth over $50k (to filter out auction/vacant etc.) there are 810 homes for sale!

But talking to people who know the area, such as other investors, property managers, real estate agents can help you refine what you see on Trulia, which is very imperfect.  

Here's the thing though: imperfect action is better than no action.
