In instances like yours, I've seen listing agents use some pretty creative extrapolation from neighbouring SFR & duplexes.In the end, you are doing the right thing - the amount you offer to pay for the cashflow needs to exceed your opportunity cost to make it worth your while.

Some people like the condos as there is no yard to keep up, but you also share your walls with neighbours.

The neighbour who lives there told me that there was a house before on the lot and was fully damaged by fire and the house was demolished leaving only the lot.

I would also call neighbouring parks and do a rent survey to see what others are charging in the area, which will indicate where the demand is at.
