You can put this on yellow letters, Craigslist ads, bandit signs, etc.

No address, just a vivid description of your intended purchase.

I would find the sewer company with the largest yellow pages ad and get a written quote from them to replace the line from the house to the main, including replacement of the tee at the main.

On the apartment side of the shared wall will be the bathroom, kitchen and living area (see below).Blue is the owner's part of the house, and yellow is the rental apartment.

You do have a big yellow City of Atlanta sticker for the code violation.  

Ive seen yellow letters that read the investor will guarantee 5k over the highest offer....dealing with one now..... 3 months ago my market started HGTV ads for houses for flippers to work with them and blah blah blah....how do I go about a hot market and a lot of new investors?

So far my response rate is excellent (over 25% on yellow letters), however the only motivated sellers so far were ones with no equity.

Naturally, at least for me, it raises a yellow flag that they increased it this late into the offering. 

Sort of like running a traffic light changing from yellow to red  - OK as long as nobody catches you doing it.
