thanks @Jean Norton I noticed there's a lien/judgement on the property I wanted to put an offer on ($16500) from the town.

I'm using a hand writing font for my letters and mailing them to people who will be going into foreclosure and who have a judgement against them.

Either way, 150-200 is a good goal to have door to door and use your own judgement.

I know none of my stories are not as bad as some people's and I am not trying to pass any kind of judgement on single mothers.

Also I think you are not serious when you say that - if a home owner doesn't want to down pay it means they didn't have money :-)I am not an expert and definitely the other experts can provide better practical ways to protect your down payment , But try asking for insurances , last 3 references , a contract with a tight scope of work , any judgements/ official complaints .I don't know for some weird reason as soon as I ask for half of these , they stop responding .

You must plan and predict and make a judgement call.

Always get a W9 from whomever you hire• Make sure you have them sign lien waivers before you give final payment• Check your city's court documents(public info and usually online) to ensure they don't have any judgements against them• Do not pay 50% up front.

I will say this though...If Clayton Morris were to loose a civil judgement in the USA the fact that he's now living outside of the USA would make collecting on said judgement much harder.

Question for those who have bought at foreclosure auctions in Maryland: If the property is vacant, do I still have to file a Motion for Entry of Judgement and Request for Writ of Possession?
