With returns dwindling due to higher acquisition costs for market rate properties, I feel a huge value add can be achieved through concerted revitalization efforts that bring areas of bad stock slowly back to market rate.

@Herwin G. its against the law for agents to give you cash back out of their commission.what they are doing is negotiating with the seller to lower their commission in concert with lowering price.. you get the benefit of the discount but not cash

They have been focusing on a lot of fun summer activities there including outdoor concerts.

So getting to all the cool events, concerts, and sports in the metroplex from there is ideal.

Tickets to concerts/sports and now a used car I bought for $850 are my most recent attempts.I plan on going with a buy and hold strategy, but I will probably explore other avenues just to see what I can do.

I love Pink Floyd, saw them concert years ago and it was mind blowing.

@Chris Gawlik I agree 98%, business have gone under never to return, the entertainment industry from sports to concerts even night clubs where people depend on tips all have had huge losses.
