For investors, we can normally envision a space after furniture and cosmetic repairs.

Keep furniture away from the walls, open windows/use fan in the bathroom, wipe mildew with a warm/hot water and antibacterial soap solution, etc.Although I agree the dollar amount is so small it’s not really worth a fight.

However, I've seen loans pulled at the last minute when the bank found out one of the borrowers had lost their job, or the couple went out and bought a household of furniture on credit before closing, things like that.It's a commercial loan, so I am not sure if that matters or not.

If you are up to it, after a year, you could have enough saved up to buy another owner-occupant small multi property with low down payment and move there (TIP: Keep furniture and STUFF to a minimum.
