It is hard to rent a unit in winter because most people don't want to move when it's cold and snowy unless they have to. 

Cold Calls How did you finance this deal?

I would literally have hundreds of thousands more if I invested those down payments in the market.I think I'm over real estate investing in the traditional sense - why go to the courthouse steps or cold call and make tons of offers, take tons of time lining up contractors/subs, check their work, get pissed at them, get the project done, then hand it over to a property manager.

I am extremely passionate about real estate and eventually want to start my own company in a few years.

Unless this is in a market with extremely high potential appreciation I think there are probably much better ways to spend $300k.
