100% - AT A MINIMUM, "Flexible" cancellation is being promoted and strict cancellations are being punished.POSSIBLE - Listings that accept Pets without fees are ALSO promoted.I had 4 properties to test with.Thinking like Airbnb, I guessed the things that would make the user have the best experience is to be able to cancel and bring pets.

Regardless of what strangers on the internet with something to sell will tell you, cash flow/income from real estate in the first few years is kind of a myth unless you pay cash for a property or have a well executed short term rental or rent by the room property.

More marketing, more listing sites, more rate adjustments, more listing wording adjustments, more lower dollar amenities added, removed high maintenance extras, changed internet providers, reduced TV package costs across Smokies properties saving over $1k a month, removed gas grills as they were a large maintenance (maintaining costs for propane and replacements/local bear kept destroying at 5 properties), changed cleaners, relooked all maintenance schedules, changed plumbers, changed hvac company, changed pool cleaners, made sure I never pay interest on business cards (pay off every Monday), changed minimum stays, changed some deposit policies and I am sure there is alot more squeezing I just forgot as I started running a DOGE on my ops before DOGE existed starting last December.

AI is just the latest tech tool.So, they'll be good uses of it and bad.Just like the internet, PMC software, PMC support software, etc..Personally, I think the best uses will be:1) Answering repetitive owner & tenant questions- Will actually provide more human-like responses once "programmed" properly.2) Responding to tenant prospects too lazy to actually read property postings, so they call, email or text repetitive questions.3) Enhancing followup tasks- Will actually provide more human-like responses once "programmed" properly.4) Make data analysis & aggregation MUCH easier!
