They didn't allow Air BnB , or to make it into a vacation rental .  

There's some really good micro markets with appreciation - but these are luxury type homes, not your typical affordable SFH.

Some people will have a rental or vacation property they want to sell. 

If landlord is something that you do not like, I would live in the 2 br solo (luxurious) realizing it is costing a bit more each month but you saved up to &40k by not selling.

You’ll also get a mix of family vacations, snowbirds, and even remote workers booking longer stays.

Instead, we'll be vacating the units and turning them, fixing and upgrading everything and placing new tenants at increased rents.

I have been doing fix-n-flips and property rehabs for over 50 years and really enjoy doing them and overall, the returns have been quite good.I have one STR property in a tourist area that I did recently as a fix-n-flip and am holding for capital gains status - 2 years - and have a vacation property manager handling the STR.

how do you tell them nicely to vacate the area and stop using electrictiry from common area?

You have a very nice dining area with a nice table, but a dining room table isn't what people think of when vacationing.
