Are any of the other income streams (IE - utility income, pet rent, parking income, utility reimbursements, etc.) trending up - why or why not? 

Gold silver, Prepper assets- things money can’t buy, assets overseas if you think the U.S. dollar will devalue, Health.  

I will also have a VA loan from the air national guard and tri-care for extremely reduced price health care.With this I have the chance to save lots of money, house hack every year with the VA loan and invest with my signing bonus.My biggest question would be what to do with the signing bonus.

People buying need to keep in mind the target audience a lot of young nurses in health care are not going to want to stay in the highest crime rate area of the city so pick carefully for the group you are targeting.

But, you spend hours going back and forth with them:(4) You'll often find additional occupants and pets that aren't on the lease.5) Tenants will have all kinds of maintenance complaints they want the new owner to take care of before they'll pay rent.6) Validate security deposits as they often get "lost" during the sale!

I also received a letter from the county saying that my property is in violation of several health and safety codes. 

Here in Maine, it routinely gets deep into the negative temperatures in winter, so lack of power/heat/hot water can quickly become a health and safety issue, especially if there are small children/elderly or those with health issues in the building.

And now next is health insurance.

3) How many people & pets?

If you are not planning on renewing them I would not accept a pet.
