There would have been a time when I would have thought this was unfixable. 

You can see in this computer nook (pic below), if you have this type of floor, dog wet will leave black stains on it.This is (fixed or unfixed) dog wet, usually about a foot from the wall, unfixed cats prefer to aim at the wall about tail high.

Unhappy tenants , unfixed homes, not a win win for every one.I see to many folks buy houses and think they can fix later.

They put out bulky trash on a stormwater inlet and I call it the "magic go-away spot" because almost everything that isn't completely unfixable disappears from there within a day, whether it's the furniture flippers or the metal scrappers who get it.If they don't distinguish between the crimes, they aren't much use. 

Water is a problem, but not unfixable (if that's a word).

It's the un-fixed males that spray everywhere.    

He had already proven his work ethic to us the first time (and we really should have paid attention to this at the open house and up on our first inspection revealing so many unfixed problems).  

Unfixable, you have to replace it all.

I am worried that a bill will fall through the cracks and one of my units will have their water turned off or a faulty floorboard will go unfixed for months or something similar.What systems do you use to track expenses and "status" of each unit?

What if your tenant has a great credit score but looks at their pet as property- keeps it outside, unfixed & never sees the vet?
