U had to pack out everything Every night no way you could leave anything and you had to back the truck right up to the front door thereby ruining the lawn :)  heck many of the tenants do the same they drive right up to the front door in their car and park there..

Hopefully the current deal U/C closes and posting the disposition splits with $ amount per call, $ per lead and overall cost of proceeding as a cold caller.

U will then also have recapture which is a double whammy.

Ok find a local commerical bank that does spec loans and go talk to a lender and ask your questions they will be able to answer them in detail of what a bank looks for to fund this and U can use that info to build a base model around.. offer to buy the banker lunch.
