The LVT is easier to work with than brittle tile that may chip or crack when you try to shape it just right. .And if there are multiple tubs with the same base profile, it will go pretty quick once you have a template.It won't be that bad....don't overthink it.....With the "crown molding" look to the bottom of the white tub, there may be a slight flare/lip to the very base...probably not, but just a thought if you are trying to put a piece of quarter round up against it$2200/month for 1 bedroom units...... damn....that's coastal CA for ya.....

Interior rehab im fine with such as needs kitchen, bathroom, carpet, doors, windows, base, case, crown,etc as i would do all of that work myself.My goal is cash flow.

To start, the numbers:3 bedroom, 1.5 bath 1700 sq foot brick SFH with bonus room.Purchase Price: $59kAppraisal: $105k as is with estimated $124k after rehab.Renovation budget: $20k.Renovations include: new flooring in bonus room, kitchen and baths. total renovation of bathrooms, new cabinets, crown molding (to cover bad drywall job by previous owner), buff hard woods, paint exterior, paint interior, remove awning, remove side door and seal up, fix low spot in kitchen floor, and remove the non-permitted fire place.Estimated Rent: Initially I budgeted $950 per month based on another rental I own in a similar location, but  two houses on the same block were recently rented for $1200+.

I used my new texture sprayer and crown molding)I wish I had used the big wooden baseboards I used in House #3 bought from a home supply company instead of the smaller plastic ones I bought from Home Depot for the other two.I go into my older 2 houses and want to kick the tenants and contents out for a month so I can modify the houses to match the look and feel I have come to learn.

I recently had to replace some water damaged ones, and having struggled with this stuff in the past to do a decent repair job because of the blind tongue & groove nature of it, went to Harbor Freight and bought a 1/4" air crown stapler for $20.
