I am currently in my junior year of high school, and I have all AICE and AP classes, which allows me to get a full ride to college.

My only suggestion regarding Junior ADU's is to make sure you understand the law and what constitutes a "Junior" ADU.

I have two daughters, one graduated and one is a Junior. 

She actually was a junior attorney in the closing of my house and decided to no longer practice law and become a realtor instead,  her legal knowledge is extremely helpful.When you are buying you can use my strategy. 

I have done some research on ADUs and have come to conclusion that getting a house near a hospital or good college area with a big yard to add an adu and convert gargae to junior adu would be best.

In addition, a DIL does not automatically satisfy the underlying mortgage/DOT so if you accept a deed from the DIL grantee you may find a title insurer will require a release or sat of it before insuring.We have often used a “friendly” foreclosure instead of deed in lieu when we needed to “wipe out” liens junior to ours before taking property title.   

As for valuation, I see no reasons why a Junior ADU would negatively impact additional housing unit.

The more junior sponsors are seeking more of the first two bullets; but fortunately you're also yield-seeking as a non-accredited investor so there is alignment.
