To date, our combined projects have yielded 320 preliminary plat approved lots across 101 total acres in three different counties and have generated a nice healthy return.

You're trying to math your way to a market, which is understandable given the prices in California, but unfortunately what we see this lead to is investors buying in a random market thousands of miles away, in a challenging neighborhood, without a team that they know in place, and then they just lose money. 

This is how municipalities generate revenue.

Hi all, My eviction attorney told me something interesting: that if I send a tenant a lease renewal with a rent increase, the renewal must also include a notice to vacate — otherwise it’s not legally valid and is basically worthless.The reason I’m confused is because the official lease software I use (which is supposed to generate legally compliant leases) does not include any notice to vacate when preparing a rent increase renewal.
