Regarding cooling it is not that important, I have luxury rentals getting as much in rent with window as my neighbors with the $40k hvac system. 

The restoration includes new double pane windows, new roof, siding, new drywall, restored hardwood floors , complete bathroom remodel, in the kitchen new cabinets and granite countertops have been installed, a complete electrical upgrade and for the most efficient heating and cooling 3 mini split heat pumps have been added.

It’s a cooling market coming off an unsustainable high.The Shift: Speculators Out, Operators InThis isn’t a flipper’s market anymore.

But if market keeps cooling off, then it will be a good time to buy and hold, and that's when I may decide not to wholesale or even flip, but buy and hold until numbers go up again.  

I attended a couple of the 616 investor meetups in GR and they were pretty cool.

Outside temperature is 95 or even 100, wants to set inside thermostat to 62, causes handler to work 24/7 non stop and eventually coil freezes, calls to complaint, explained that we are in Florida and there is a limit to how much cooling one can expect.
