Seems like an interesting hybrid strategy, especially in areas (like mine) where the rental market is super strong but retail sales are still being hampered by distressed properties.

Are there leases in place hampering your plan.

However life choices hampered those plans which were not so well laib and now I feel like it'll be nearly impossible.  

UGH.. this is whats good and bad about our lending these days.. while its cleaned up the Liar loans etc its hampered us 1099 guys..and the more complicated the tax return the harder it is for conventional lenders to get through it.so it really depends on your RMLO and their underwriter if they will look through it and add back in to your bottom line.for a few years there my tax's showed a loss and there was no WAY I could get a loan until I got my TAXABLE income up to a level that worked for them.I then was buying a townhouse in Vegas last year for 300k and I could NOT get a loan on that as my tax returns are about 4 inches thick and no underwriter could really go through it .. so I had to pay cash.. so there I am more than enough cash in the bank to pay for it..

Of course, that means it also cuts both ways, in that if you're not going about it correctly you can severely hamper yourself, too.

It's a win-win as it is just one more non-cookie cutter tool I can offer to help people grow their portfolio without being hampered by expensive and too often punitive management contracts when not needed. 

But that is a 30 year play IMO.I am going to grad school currently for a masters in engineering and it is significantly hampering my ability to review deals and focus on real estate.  

I realized that I am severely hampered by not knowing all of the real estate and business terminology because I was lost on a lot of concepts.

Many owners have an emotional attachment which hampers the process.

And your tenants are going to be further hampered by the fact that they're Section 8 tenants.
