Some questions I asked: Do they clean STRs, how many team members do they have, How many team members will they send to my size house, how long do they think it will take, do they provide linens or use my linens, do they do laundry onsite or take it with them, will they use Turno (since I prefer it), do they take photos (my Turno requires it), do they provide any supplies (some supply things like TP, paper towel roll, garbage sacks, and dishwasher tabs), will I generally have the same cleaner or will they rotate, do they accept supply shipments for the supplies I order, is there a follow up quality inspection or do I need to provide it, do they support short notice cleanings, what do they charge for my size house and bedrooms?

If I use that $1.2M to buy one home that's close I also realize I can probably charge more since it'll be a bigger house (5bd+).

It is totally different than single family approach. 

Before I grew past it, I had a single mom working part-time, doing everything and making more money than she had. 

This is not the 1st time @Calvin Thomas has singled her out.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

They must charge fair market rent, maintain a formal lease, and treat the arrangement as arm’s length.

For singles up to multifamily.

Roof repair cost doubled because contractors charged premium for the fact that to get workers they needed to pay double - because workers would be constantly harassed by “neighbors” who thought throwing rocks at workers on the roof was a fun sport. 

That will free up your time to make more money than they are charging.
