Make sure to document all deductions, and after move-out, properly inform the ex-tenant of any security deposit deductions IN WRITING, within the legal timeline according to your L/T state laws.  

I do t have long term experience with them yet but They have a good track record and seem to really have it together from my experience.

This doe t mean that the poster is someone in cohorts or a “supporter” of the person, business or methodology you claim defrauded you.Based on my posts in the other thread on the same topic, I have been receiving emails providing additional information purported to show proof of fraud, though I have NO WAY of verifying it.

Assuming you're just going to flip the property, and have some experience in searching and examining title and a thorough understanding of the risks, yes, you might be willing to accept the risk of loss and self-insure.
