The language in the WB-11 is this:APPRAISAL CONTINGENCY: This Offer is contingent upon Buyer or Buyer’s lender having the Property311 appraised at Buyer’s expense by a Wisconsin licensed or certified independent appraiser who issues an appraisal report312 dated subsequent to the date stated on line 1 of this Offer, indicating an appraised value for the Property equal to or313 greater than the agreed upon purchase price.314 This contingency shall be deemed satisfied unless Buyer, within ________ days after acceptance, delivers to Seller a315 copy of the appraisal report indicating an appraised value not equal to or greater than the agreed upon purchase price,316 and a written notice objecting to the appraised valueWhat is unfathomable to me is that the State Of Wisconsin approves that garbage.

This place would be a cluttered mess of garbage in less than a week without the effort of the moderators. 

Are there any outstanding city assessments (for unpaid water, garbage bills, etc)?

Lucky for Florida, they are putting an end to this garbage by making it illegal to use contracts to circumvent licensing law.

Are the units separate meters for everything and the tenants cover all,or do you have to bill back some (example water and garbage) since you are still the owner and responsible for paying them ?  

Get you plowing rates, garbage removal, and quotes for major renovation costs like roofs, driveways, or other items that may need work in the near future.
