Its founder is the first female certified Tax Lien specialist and seems to know her stuff.

If you set standards and stick with them, you'll catch shenanigans like this.The policy should be that every adult passes your screening, period.

We let them know our general requirements (application for every adult and $20 application fee, income must be 3x the rent, Landlord reference, etc.) and that's enough to scare off about half the applicants.

I have my personal homes and an adult disabled daughter's home in a Trust now.
